Logo Design Brief

We are starting a new/old independent real estate brokerage called Westgate Realty. We cover Southern Missouri and Northern Arkansas. We sell properties in a metro area (Springfield Missouri), a secondary lake home market (Branson Missouri), Rural properties including land and farms in many smaller towns. Most of our business is residential but we sell all property types including commercial. Westgate Realty originally started in West Plains Missouri and then was acquired by Carol Jones Realtors in 2010. Eventually Carol Jones Realtors was acquired by ReeceNichols Real Estate in June 2018 and starting in October 2019 we took over 4 offices as a franchise of ReeceNichols. We are looking to move away from the franchise and move forward as Westgate Realty. I've included the old Carol Jones Logos and our current ReeceNichols logo that were used in the past. I don't want these logos to have much of an impact in the design, but I thought it was important for you to see the history.

I'm leaning towards a black/white or black/white/gray color scheme but a hint of red or blue would work too. We will need three forms of the logo to use on different signage (Horizontal/Vertical/Icon). It would also be nice if we had a secondary version of the Horizontal and Vertical logos that had a place for tag like the Carol Jones one with Westgate below. We could use it in different applications (New Construction, Land, Commercial, Farm or Northern Arkansas).

We are looking for a mix between a modern and traditional logo. We want it to last as long as possible and appeal to millennials (about half our business) and baby boomers that live in rural areas of Missouri and Arkansas.

For the icon we have thought about using a compass (Maybe with the "W" highlighted in red instead of the "N") and a gate (Opening inward to welcome people). Maybe a combination of both? We are sold on any ideas at the moment. We are real estate brokers not designers. We are open to almost anything.
