Web Design Brief

Hi,
I’m currently in the process of putting together a web application with the intention of providing small resorts/B&Bs/small hotels the ability to allow their customers to book online.
I’m looking to have a design created for a marketing site, to give potential customers additional information about my booking engine, as well as to help drive sign-ups. A lot of the competition out there appears outdated, so I would like something that is more modern and up to date.
I am looking for just the design (i’m a web developer, but I lack the creative skills for a good marketing site)
For some more background, I will be targeting business owners of smaller resorts and Bed & Breakfasts. These are typically family owned small businesses that may only have a 10 room setup. These businesses will also typically have additional amenities that they will have to rent out or sell to their clients ( ex. Spa, fruit basket, water sport rentals). My software will provide them with the ability to sell their amenities as well.
I’m open to different designs, but my main thing is I want it to look modern, and I want it to have several callouts to sign up for my product.
I am looking to have the homepage created, 1 interior page, and a style guide created (to show form fields, H1’s, etc.).
I had a logo created a couple months ago that will be included with this project brief.

Requirements

Must have

• A modern feel, with several CTA's that will drive to the registration page on the homepage. on the internal page, I mostly just need the page layout, I will reuse that page layout. and a style guide if at all possible (include colors, form fields, H1's, etc.)

Nice to have

• maybe a hero image at the top with buttons over the top? again i'm pretty open to most anything.

Should not have

• I like images, but I don't want the page overrun with images. A good balance.
