We need a logo design for a 120-unit, market-rate, Class A rental community named Lofts at Seacrest Beach, in one of the fastest growing and most desirable areas of Florida. The 6.96 acre site is located in southeast Walton County along Highway 98 abutting the beach communities of Rosemary Beach and Seacrest Beach, and sits less than 3,000 feet from the Gulf of Mexico. The site is connected via pedestrian, bicycle, and community tram to Scenic Highway 30A, the site’s deeded and gated beach access, and village shopping and restaurants. The site has easy vehicular access via Highway 98 to Panama City Beach to the east, Destin to the west, and all of the amenities that Scenic Highway 30A has to offer.
The proposed development is unique, and due to its site location, will not be replicated or competitively challenged. The small beach communities, planned new urbanism developments, bike paths, state parks, rare coastal dune lakes, sugar white beaches, and emerald waters located along Scenic Highway 30A are considered the crown jewels of Northwest Florida, and the east end of 30A (surrounding the proposed site) is the epicenter of current and future planned development. This is due to the desirability of the area (e.g., low density, beautiful beaches, and well-designed communities), and a lack of developable land. Rosemary Beach, which abuts the proposed site to the southeast, has the highest median family household income in the state of Florida. Alys Beach, which is located to the southwest, is just a few years into the development of its 150+ acre planned community and is already setting the bar for residential home and lot prices. The village atmospheres of Rosemary Beach, Alys Beach, and Seacrest Beach (located to the south) offer restaurants, shopping, concerts, events, and festivals throughout the year. A new 16 acre mixed use town center, called 30Avenue, is currently under construction approximately 2,000 feet to the east on Highway 98 which will contain high end retail and restaurants.
Target Market(s)
Households who have between one and five persons and annual incomes above $48,000 are potential tenants for units at the proposed project. Approximately 38.5 percent of the market area tenants are within the range for the proposed income levels at the subject. The market area shows a total demand of 869 units.
